Malaga remains, for another quarter, as the Andalusian capital where housing prices have risen the most, with only six capitals with more pronounced increases throughout the national territory. With an interannual variation of 7.6%, it ranks as the fourth in Spain with the highest revaluation since its minimum (48.2%), with an average price of 2,006 euros per square meter, according to Tinsa. In quarterly variation, the increase registered in the city of Malaga has been the sixth most significant in the country, with 2.8%.

In the analysis by district, Este registers the highest prices, with an average of 2,629 euros/m2 and the greatest interannual variation, 9.9%. Three other districts have also witnessed a very notable revaluation of their properties in this third quarter: Puerto de la Torre-Atabal, 9.2%, placing the value per square meter at 1,850 euros; Cruz de Humilladero, which registered an average price of 1,766 euros/m2 and an interannual variation of 8.9%; and Bailén-Miraflores, with the same variation and 1,587 euros/m2.

In Centro, the second most expensive enclave (2,354 euros/m2), the increase was 7%. Above 2,000 euros per square meter (2,278) is also found in the Teatinos-Universidad district, where the year-on-year rise has also been 7%. On the other hand, the cheapest area continues to be Ciudad Jardín, where buyers pay an average of 1,349 euros/m2 for a home, 5.3% more than in the same period in 2021.

On the other hand, only one location, Palma-Palmilla, where the price per square meter reaches 1,443 euros -the second cheapest in the town-, shows a negative figure of -4.1% in interannual evolution. Meanwhile, Churriana, Campanillas and Carretera de Cádiz have seen their prices evolve positively by 5.5%, 6.1% and 6.5%, respectively.
