Nueva Almeria, Vega de Aca are the most expensive areas in the capital to rent or buy a home.

When buying or renting a house, there are many factors to consider. This is not an easy question to answer. It is important to consider the type of lifestyle you prefer and the amount of services you are willing to sacrifice.

Fotocasa, a real estate platform, conducted a study in June that revealed that cities are booming at the edges. The most desirable areas to purchase are those located along the coast and in rural areas. In particular, 30% of housing demand is looking for a home in provincial capitals. However, one in four buyers chooses large urban centers. The number of buyers who prefer rural areas rises to 22%.

You should consider the quality of life and the tranquility that comes with a suburban home. According to the report, people older than 40 prefer this option to those who live in urban areas.

However, the price is still a major determinant in any housing decision. What is the Almeria x-ray for housing? It all depends on the neighborhood. The average price per square foot of a home in Almeria Capital is 1,215 Euros according to the portal Idealista. This value is rising at 4.4 percent more than it was one year ago.

All-time high for 2008

This is also a far cry from the 2,306 euro per square meter housing averaged in Almeria capital in September 2008. When it reached its historical peak, this figure was also quite low.

Residents of Almeria Capital may not be aware that Nueva Almeria and Cortijo Grande are the most expensive areas for housing. It costs 1,956 euros per sq. meter. They are followed by El Toyo, with 1,776 euros; El Zapillo, with 1,461; Villablanca-Torrecardenas, with 1,460; Retamar, with 1,441; Ciudad Jardin-El Tagarete, with prices of 1,364; the center of the city, with 1,302; Altamira-Oliveros-Barrio Alto, with 1,298; New Andalusia-Regions, with 1,288; Rambla-Plaza de Toros, with 1,275; San Luis-Los Molinos neighborhood, with 1,138; and La Canada-Costacabana-Loma Cabrera, with 1,018.

Los Angeles-Cruz de Caravaca–Piedras Redondas is the most affordable area to buy a home. It has 916 euros per sq m; El Alquian–San Miguel de Cabo de Gata has 903; Esperanza–El Quemadero has 740; and La Chanca–Pescaderia with 588.

These figures show that a home of 90 square meters could cost anywhere from 176,040 euros (in Nueva Almeria) to 117,180 in the city centre, 114,750 Euros in La Rambla to 131,400 in Villablanca, and 52,920 Euros in La Chanca.

This all depends on the square footage and available rooms. However, it also depends on whether the house is furnished, has an elevator or has free parking. It is also important to consider the state of conservation. It is sufficient to look at both real-estate portals to confirm that prices are often much higher than the average of their studies.

Prices for renting

The location of the house is also a factor in how much it costs to rent. According to Idealista, the average rent price in Almeria capital is 7.4 euros per sq. meter. This figure represents 10.9% higher than that of the same month in 2021.

As is the case in the buying and selling market, the Vega de Aca-Nueva Almeria-Cortijo Grande area is the most expensive, with an average value of 8 euros per meter and a total of 720 euros per month; followed by the center and El Zapillo, with 7.9 euros and 711 euros per month; La Rambla and Plaza de Toros and Altamira-Oliveros-Barrio Alto, with 7.2 and 648 euros per month; and San Luis-Los Molinos, with 6.7 and 603 euros per month.

People who move from the urban centers to the peripheral areas do so primarily for their quality of living. According to Fotocasa, buyers are particularly aware of this trend. This includes those who bought in the past 12 months or intend to buy. It is not surprising that 51% of respondents support the search for quieter areas. 38% prefer a higher quality of life.

"Citizens have changed their housing preferences and needs, which has created a huge demand for housing to improve their living conditions. Second homes, new typologies, and features in the home, such as natural lighting and large spaces that have access to the outdoors, are needed together, says Maria Matos (director of Studies, spokesperson for Fotocasa).

These are the top-rated market needs. This is why it is not surprising that people are looking for more tranquility and well-being. It is because "improving quality of life" is a major demand. These aspects are much easier to find in the suburbs than in large cities.

In addition to the demand for beaches and coastal areas, there is a rural exodus encouraging people to move to rural areas to establish their permanent residence or find a second home.
